One of Tribeca's most closely watched transformations is underway. Accurise developed the baseline schedule and continues to track and manage progress for 101 Franklin Street, a bold office-to-residential conversion that is bringing new life to a building that sat vacant for nearly a decade.

Originally built in 1948 as a 17-story city government office building, the property housed the Human Resources Administration and the Department of Social Services until 2017. After years of dormancy, the development team acquired it from Columbia Property Trust in 2024 for over $100 million and set a new vision in motion.

Designed by Steven Harris Architects with interiors by Rees Roberts + Partners, the project adds four stories to the existing superstructure, rising to 21 stories and 304 to 314 feet above Tribeca's historic streetscape. The 251,000-square-foot building will deliver 72 luxury condominium residences, ground-floor retail, and 15 enclosed parking spaces. Sales are expected to launch in 2026 to 2027, with completion projected for 2029.

Accurise continues to report and communicate schedule progress with all stakeholders on a monthly basis, driving informed decision making at every stage of delivery.
