Accurise Consulting worked with the construction manager to create the baseline schedule, perform the monthly schedule updates, and perform various schedule analyses for 499 President Street, a ground-up, ten-story mixed-use residential development in Gowanus, Brooklyn.
The 322,000-square-foot building delivers 350 rental apartments across studio, one-bedroom, and two-bedroom layouts, with 88 units designated as affordable housing. An additional 20,000 square feet of ground-floor retail activates the streetscape at the base of the tower.
The 1.6-acre site sits at the northwest corner of Nevins and President Streets, bounded by Union Street to the north and Nevins Street to the west. Its location places it within one of the most active development corridors of post-rezoning Gowanus, where former industrial parcels along the canal are giving way to mixed-income residential density.
At 85 feet tall and ten stories, 499 President Street is part of a broader wave of construction reshaping Gowanus following the 2021 neighborhood rezoning, which opened the area to higher-density residential and mixed-use development for the first time in decades.
